This Privacy Policy describes how OFF MARKIE ("we," "us," "our"), operated by OFF MARKIE GROUP, INC., collects, uses, and shares information in connection with the OFF MARKIE website and related services (the "Service"). It applies to all visitors, registered users, sellers, and buyers.
When you create an account: your email address and password (stored in encrypted/hashed form, never in plain text).
Zip code, property or business category, listing details, photos, videos, attachments, and links you choose to upload. Separately: your full name, street address, and email — collected to tie a profile to a verifiable real person, but never displayed publicly.
If you choose to verify a listing on-site, we ask your browser for your device's precise location and access to your camera, and you take one live photo. We compare that location to the street address you entered (using a public U.S. Census Bureau address-lookup service, to which only the address is sent) and, if they match, show a "Verified on-site" badge on your listing. We store the photo, the location reading, and the result of each attempt. The photo is kept in private storage visible only to you and OFF MARKIE administrators; the location reading is used only for this check and is not shown to other users or shared. This feature is entirely optional, and your browser asks for permission before sharing your location or camera.
If you use "Look up address to pre-populate fields" when posting, we send the street address and zip code you entered to the U.S. Census Bureau's public address geocoder (to confirm the address) and to our property-data provider, RentCast, which returns basic physical facts about the property, such as bedrooms, bathrooms, size, lot size, and year built. We do not request or store information about who owns the property. To avoid repeat lookups, we keep the returned facts under a one-way fingerprint of the address rather than the address itself. This feature is optional, and what it fills in is only a suggestion; you control what appears on your listing.
If you recommend a local business, we store what you submit (the business's name and contact details and your reason) together with your account, and we may contact that business. We do not tell the business who recommended them.
When you search the directory by town or neighborhood, or open the map view, your search text and your device's IP address are sent to OpenStreetMap's public geocoding service and to the providers that supply the map software and map tiles.
Zip codes of interest, category, buyer status (just looking / pre-approved / relocating), and any budget or preference details you provide.
The text of any comment you post, associated with your account.
Your public @handle, a username that is shown next to your comments and that other members can type to tag you. We assign a random one when you sign up (it is not based on your email or name) and you can change it at any time in Account. Tagging a member sends them a notification, and an email unless they turn those emails off.
Standard technical data such as IP address, browser type, device information, and usage patterns (pages visited, actions taken), collected via server logs and, if enabled, analytics tools. See Section 6 for details on cookies.
Public Visible to anyone who visits the Service, logged in or not: zip code, category, listing/profile details, photos, videos, links, and any comments you post, shown with your @handle.
Private Never shown publicly unless you choose otherwise: your full name and personal email are always private. Your street address is private by default — sellers may optionally choose, at the time they create or edit their profile, to display their exact address publicly instead of just their zip code. This choice is off by default, requires an explicit opt-in action, and can be reversed at any time by editing the profile.

We do not sell your private personal information (name, address, email) to data brokers or advertisers. We may share information in the following limited circumstances:
We use essential cookies or local storage required for login sessions and basic site functionality. If we add analytics or advertising technologies in the future, this Policy will be updated to describe them and, where required by law, we will obtain your consent before using non-essential tracking technologies.
We retain your account and profile information for as long as your account is active. If you delete your profile or account, we will remove your profile from display and delete your private information (name, address, email) within a reasonable period, except where we are required to retain certain information for legal, security, or fraud-prevention purposes. On-site verification photos and location readings are deleted when you remove the related listing or delete your account.
We use industry-standard measures to protect your information, including encrypted password storage, database-level access controls separating public from private data, and restricted administrator access. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
If you are a resident of California, Virginia, Colorado, Connecticut, Utah, or another state with a comprehensive privacy law, you may have additional rights, which may include the right to: know what personal information we hold about you; request deletion or correction of your personal information; opt out of the sale or sharing of personal information (we do not sell personal information as described in Section 5); and not be discriminated against for exercising these rights. To exercise these rights, contact us using the information in Section 13. We will verify your request before acting on it. [This section is a general summary and should be reviewed by counsel for compliance with the specific requirements of each applicable state law.]
The Service is not directed to, and we do not knowingly collect personal information from, anyone under the age of 18. If we learn we have collected information from someone under 18, we will delete it.
We may update this Privacy Policy from time to time. Material changes will be indicated by an updated effective date or, where appropriate, direct notice. Continued use of the Service after changes take effect constitutes acceptance of the revised Policy.
